February usually means the real estate market starts heating back up and I’m looking forward to another great spring here in Southern Utah. I reformatted the layout on this thing so let me know what you think, and if anything else needs changed. BREAKING NEWS THIS MONTH
Staybridge Hotel– now open across from Furniture Row off exit 6.
Tru by Hilton– also open across from Furniture Row off exit 6.
Golf Logics- now open on Dixie Dr. in the Dixie Commons Plaza. It’s a golf facility that helps track your golf swing and has certified trainers that give lessons. For more info check out their website https://www.golflogics.com/golf-lessons-st-george

Desert Hills Plaza update- Little Caesars is now open! Tropical Smoothie and Port of Subs/Sipsanity signs are up and construction is underway.
Pho Vietnamese Restaurant- scheduled to open February 8th in the Promenade at Red Cliffs!
Silver Reef Brewing Co- the first ever microbrewery in St. George is located at 4391 S. Enterprise Dr. and their plan is to also have a pub restaurant and beer garden. Contact Climbing Yoga Fitness- a new gym is coming to St. George that will be built just west of Costco and Sportsman’s Warehouse. It will be 18,500 sq ft and 60 ft tall to accomodate rock-climbing walls and also have yoga and fitness classes. They are hoping to be open at the end of this year.

Heritage Fields- A new project in the Fields just got approved and will begin soon! Lots of new housing and a3.5 acre commercial piece will be going in on the corner of Washington Fields Road and 2000 South. Annexation of 836 acres near airport- The purpose of the annexation is that there are a few users that are interested in relocating to Southern Utah that are manufacturers and job creators. This would be a great addition to Washington City. For more info, check out this link.
Bone Appetit- now open in Santa Clara in the Harmon’s complex!

The Cove- an “old west town” entertainment project is being discussed out in Hurricane. it would have shops and restaurants, a wedding chapel, Spanish gardens, equestrian center, an indoor dinner show with 1,200 seats, hotel, RV park and daily entertainment. Nothing confirmed yet but could be a pretty cool addition! FOUR new stoplights will be going in over the next few months. 3 on 300 East and 1 on Foremaster by the hospital. If you live in Little Valley, life on 3000 E is about to change! Dixie State University:
Dixie State is officially going D1!!! Division 1 means they are now part of the highest rank in the NCAAs for sports. All sports except football will join the WAC conference, and football will be independent in the FSC D1 ranks starting in 2020. This is huge for the growth of the college and I’m excited for the future.
DEVELOPMENTS IN PROGESS
St. George area
Exit 2 (Sun River):
Desert Color- A big shopping complex along with a sports complex, hotels, and 11,000 homes are on their way just off exit 2 as you come into town. Dirt is being moved for residential and commercial spaces and we should be hearing more soon.
Kenworth Truck Sales Company– Construction is underway. It’ll be just west of the Paparazzi building along the freeway, north of the overpass.
Desert Corner- exciting news for people that live in the Desert Canyons development out by the airport. The first commercial spot is starting to happen at the entrance of the neighborhood, just off the freeway exit. It will be a building similar to those at Desert Hills Plaza and so far they’ve signed a pizza restaurant, and are looking for a coffee/drink shop, a Mexican restaurant, and other fast food. Big time news for this area!
Exit 4 (Bloomington):
Desert Hills Plaza- in front of Desert Hills High School
Port of Subs/Sipsanity- signs up construction underway
Tropical Smoothie– signs up and construction underway
Little Caesars- just opened!
Great Harvest- coming soon
Desert Hills Pet Hospital- coming soon
Two new spaces are being filled by an attorney and a flooring store but no confirmation yet on who just yet.
Exit 6 (Bluff St.):
Commerce Pointe- corner of Buff St. and Blackridge Dr.
Big box & mid box stores, restaurants, and shops on their way.
Guadalajara Grill- new upscale Mexican restaurant going into the old Players Grill building. Scheduled to open soon!

Marriott Signature Hotel the “Advenire”– under construction
Joule Plaza- corner of Tabernacle St. and 200 West
197 luxury apartments with a pool, spa, work out center, and more, along with 19,000 sq ft of retail/office space. Buildings have begun to go vertical and it will be finished sometime this year.
Morty’s Café- under construction on the corner of St. George Blvd. and 700 E. where the Maverick used to be. Timeline unknown.
MRW Design Associates- new location on 100 S. behind Bicycles Unlimited next to Wells Fargo. Under construction now.
Dixie Red Hills Golf Course- big news for one of the best golf courses in the city! A new clubhouse will be built right next to the old one and it looks like it’ll be AMAZING. Construction is underway and should be finished in May. New App-Controlled electronic scooter system- City officials are meeting with a company called Lime that will be bringing it to town. Exit 8 (St. George Blvd.):
Sakura- a new Sakura is in the works behind Bracken’s auto and next to Desert Coach RV. It will feature 20 dine in tables, 12 hibachi stations, a banquet room, sushi bar and a full bar, with underground parking. Construction should begin soon!
Zupas- After a few years of wanting and waiting, we are finally getting a Zupas in St. George. They are taking over the old Brick Oven building on the corner of St. George Blvd. and River Rd. They are planning to open in the next few months!
Pho Vietnamese Restaurant- opens February 8th!
River Rose Crossing-Intersection of River Rd. and 1450 S by Summit
New signs are up next to Summit on River Rd! Rose Development has taken over and the plan looks awesome. New restaurants along with a hotel and movie theater, and high end retail and office space should start happening soon!
Ventana Ridge- corner of S. River Rd. and 2450 S.
roads are being paved and things should start happening over the next little bit. I don’t have confirmation of anything at this point other than it will be residential AND commercial. Should be an exciting addition to Little Valley!
Crimson Corner- corner of 3000 E. and Crimson Ridge Dr. in Little Valley
Retail complex that has 8 retail spaces. Roads are paved and progress is moving quickly!
The first building will feature a café, bakery, and an ice cream creamery that will supposedly have BYU and/or Utah state creamery ice cream. Construction should begin soon!
A park is going in across the street with basketball and sand volleyball courts, and a playground. Should be finished soon.

Swiss Bank Storage– adding 120 storage units to their facility as well.
2 Marriott hotels- going in behind the Chevron in front of Green Springs. Dirt is being moved for the first one and more news is on the way.
Tag N’ Go Car Wash- in the works of putting another location that will be right across from Costco. Ground work is underway.
Dollar Tree- construction is underway in the Kohl’s shopping complex. It is on the end of the building next to Downeast outfitters. Should be finished in the first quarter of this year.

Grapevine Crossing- There hasn’t been any movement yet but there will be in the near future. There will be an amphitheater, park, and museum along with retail shops and restaurants. There is space for 7 sit-down restaurants and 7 drive-thrus, along with 137 tenant spaces including some exciting new Big Box stores. More will be known in the next few months.
RV Park- dirt being is moved for an RV Park right along the freeway, just down from the Black Bear. No details on completion yet but should be starting construction in the coming months.
Ovation by Avamere- a new senior living community just broke ground on Washington Pkwy that will be a big addition for Washington. They will have 60 memory care units, 90 assisted living units and 150 independent living units. New retail/restaurant building- signs just went up and so far Pizza Hut and Tropical Smoothie have been confirmed, with 3 other spots to fill. Construction should begin soon!
Revere Health- a new 68,000 square ft multi-specialty center broke ground that will be huge for health care in Southern Utah. It is going just north of the Lin’s and should be completed in 2020.
Crimson Intermediate, Middle School, and High School- under construction. Middle school is now open, and the Intermediate school and high school will open in the fall of 2019.

Warner Valley Reservoir- Some news recently came out about the progress of this project that would bring the largest reservoir built to date in Washington County out in Warner Valley. New interactive parks-
52 acre park in Santa clara Hills- has been proposed that will include a disc golf course, climbing boulders, and a bike pump track, trails and more.
Hurricane/La Verkin/Toquerville area
Gateway Plaza- a second building is currently under construction right now behind the first building (where Hurricane Family Pharmacy is on State Street). Should be finished in quarter 1 of this year year. Stay tuned for updates!
The Haven at Sky Mountain- Assisted Living and Memory Care Community under construction directly behind the new Clarion Inn & Suites on State St. Scheduled to be finished in spring of next year.
Comfort Inn & Suites- under construction on the corner of State St. and 2600 W, and will be finished by the beginning of 2019.
Steamrollers and a pedicure/nail salon– under construction next to the Family Pawn on State Street
My Place Hotel- under construction behind the Mountain Americaon State St.
24/7 Fitness- under construction on the south side of State Street in Hurricane, across the street from the Clarion Hotel.

Cliff Rose Lodge & Gardens- currently being renovated into a 4 diamond resort that will feature upgrades to all the rooms, new suites, a spa, and a bigger restaurant. It’ll be the first 4 diamond resort in Springdale.
Marriott hotel- underway in Virgin with more development out there coming soon.
